    There is an excellent restaurant right on the ocean only a short, easy walk away. There is also a laundry facility on the premises to use when you are staying there.

    The television cable service is included at no cost to you.

    After any expenses, as an owner, you get your share of all the income for the property.

    Then of course you can have a locked storage in your unit, for any personal items you wish to leave there between visits.

    The condo itself has a large comfortable living room, a dining area, one large bedroom and full bathroom. There's a fully equipped kitchen too, with a great view overlooking the ocean from its window.

    Two sets of glass doors opening onto your own balcony where you can enjoy, sit and relax with your own ocean view.

    First thing in the morning you can watch the sunrise or you can spend the day watching the waves rolling in and out.

    The eating area has a table and four chairs, whilst the living room has a couch, two easy chairs and end tables and a coffee table. There are TVs in the bedroom and the living room which are hooked up to cable so you get multiple channels.

    The patio/balcony is complete with outdoor furniture for your enjoyment.

    The entire condo is fully furnished with Florida style furniture in bamboo and rattan, very solid, not at all flimsy and it matches throughout the property.

    The very large bedroom has two queen size beds, a large dressing table, bedside table and there is a built in closet.

    THE LOCATION & ATTRACTIONS

    On the beach side of the property is the private pool, where you can swim or lounge the day away just listening to the waves. Access to the beach is just a short walk through a private locked gate.

    As a beachside condo, this beauty is in a most desirable part of Florida, where New Smyrna Beach is a lovely upscale beach town. It's a great location and is on the East coast of Florida, the Sunshine State & what more could you want??

    The property is close to two major airports: Orlando and Sanford International.

    It's also close to the cruise Port of Canaveral and close enough to the major freeway I 95 to easily drive to West Palm Beach, Miami, or the Florida Keys.

    The condo is located a short distance from world famous Daytona Beach, with their beaches and Nascar raceway and Cocoa Beach is a short drive South. It's close to the Kennedy Space Center where, if you come at launch time, you can actually watch a space launch from your balcony. The Space Center has all sorts of interesting things to see and is a great place to visit. Cocoa Beach is also home to world famous Ron Jon's surf shop.

    Another advantage is that the condo is within easy driving distance of ALL of the Florida attractions, so you can go for the day to Walt Disney Resorts, the Magic Kingdom, Epcot Center, Disney MGM studios, Animal Kingdom, and their water parks. There is Sea World or Universal with Universal Studios or the Island of Adventure or City Walk and many other things to do in close by Orlando.

    For a change of pace there are many historic attractions such as Saint Augustine and many natural wonders to enjoy, like the many wild life parks, watching the manatees, or the exotic birds of Florida.

    Shopping here runs the range from beach boutiques to fancy malls, famous maker outlet malls and everything else you could desire.

    There are gambling ships that run free daily cruises from the close by Port Canaveral. All the major cruise lines have cruises departing from this port to the Caribbean and other wonderful places to visit.

    THE BUSINESS ASPECT

    This property is unique in that when you don't want to use the condo it is rented out for you by the professional front office staff, hence the daily maid service. When you visit you can also rent other condos for your family members at a discounted rate.

    The huge advantage of this arrangement is that there is an income from all of the rents and this covers the condo expenses. So you have none of the usual payments that you would expect, such as a monthly maintenance fee or many repair expenses.

    Anything that needs to be taken care of in your absence is done for you and you do not have to concern yourself with the day-to-day business of owning a beachfront condo.

    There is a professionally run condo association overseeing all of this and a board of directors, elected annually by the owners. Many of the board are long time owners and some actually developed the unique concept of the property.

    As this is real property in Florida the purchase goes through an escrow company by law. This is for the protection of the buyer, and when the sale is complete you will have a clear title to the property.

    Another huge advantage is that the property is very secure when you are away as there is the condo front desk staff, maintenance and the maid service constantly watching over the condos.

    The entire building has been renovated, the outside of the building has been painted, the balconies resealed, some new glass sliding doors installed and many other improvements.

    This is all being paid for out of the rental income - which is a real advantage because all of the profits from the rents and the expenses are shared equally by all of the owners.

    This property was originally owned by a group of school teachers from Canada, so they could get away from the cold in the winter and the ideas they conceived makes for a very happy ownership of a condo, with none of the worries.

    There is a limit on how long you can use your unit; I believe it is up to six months per year.

    However there is no limit on the time of year when you can use your unit.

    When you are ready to get away on vacation you just have to phone the front office and tell them when to expect you.

    This is not a time-share and is nothing like a time-share.

    This beach condo is for sale by the owner who will be paying all of the normal expenses that a seller pays for in the Florida escrow process.

    You do not have to physically be in Florida to participate in the escrow process.

    This is a legal process for the transfer of title and to handle the monies securely.

    The deposit to secure this property would be sent to the title company and made out to them for safe keeping while the transaction goes through the legal process for the property to change hands.
